When it came to the development of a 140,000 sq. ft. C&S Spec lab building and a 600+ car parking garage in Philadelphia’s well-known Navy Yard, all parties acting as a well-oiled machine was key. The two projects are part of $2.6 billion worth of private new investments planned by the campus’ master developers, Ensemble Real Estate Investments and Mosaic Development Partners. And when you’re scaling to this degree, minimizing as many growing pains as possible may require a little outside help. 

Halyard's Role

Joining the team as the Owner’s rep, Halyard stepped in to help support the company’s expansion in PA, navigating the learning curves, while guiding negotiations of GMP contracts and ensuring adherence to the schedule and budget, submittal and RFI processes. The owner relied on Halyard to establish clear direction, provide feedback,and support, and make sure no detail slipped through the cracks.

The Biggest Challenges

Despite the challenges of designing future projects while also building a physical structure, this trust came pretty easily. Having been referred to the project by an existing employee of Ensemble and teaming up with Ayo Partners, an ambitious diversity consultant who Halyard is mentoring in all aspects of construction management, we hit the ground running with a strong foundation of confidence and expectations for collaborating across teams. 

As these projects were just the start of many world-class commercial, manufacturing, and mixed-use facilities the developer has planned for the 1200-acre Navy Yard campus, Halyard was the first management group to support them in the big goals they look to achieve — not simply in structural development, but also in the development of the surrounding community. With a holistic diversity and inclusion strategy designed to support local and small minority- and women-owned business enterprises, as well as on-going charitable allocations for young Philadelphians, this partnership offers a rewarding opportunity to ultimately drive thousands of new jobs in the area and create more opportunities for all. 

Ground broke in early 2022 for both developments and is set for completion in Spring 2023.
